Property listings
A 1,200 sq ft apartment is 111.5 m². Comparing listings across markets means converting first and then checking that both figures measure the same thing — some markets include balconies and shared space, others do not.
1 square foot equals 0.09290304 square meters. Enter a value below to convert instantly.
Square feet to square metres is the property conversion. Because area scales with the square of length, the factor is 0.3048² = 0.09290304 — which means a 10% error in a length conversion becomes a 21% error in the area.

Flooring is sold by the square metre in most of the world and by the square foot in the US, with waste allowance added on top. Convert the room area, then add the waste percentage — adding it before converting makes the arithmetic harder to check.
Coverage is quoted as square metres per litre or square feet per gallon. Converting only one of the two units gives a coverage figure that is wrong by the other factor, which is a classic ordering slip.
Panel output is specified per square metre of aperture while roof surveys in the US are in square feet. A 30 m² array is 323 sq ft, and the usable fraction after setbacks is smaller again.

A square metre is the area of a square one metre on a side; a square foot likewise. Since a foot is exactly 0.3048 m, a square foot is exactly 0.09290304 m². The important consequence is that area factors are not intuitive extensions of length factors: a metre is about 3.3 times a foot, but a square metre is about 10.8 times a square foot. Property listings also differ in what they measure — gross internal area, net usable area and 'carpet area' are different numbers for the same flat, and no conversion reconciles them.
Room dimensions are usually measured to the nearest centimetre or half-inch, so a converted area is good to about 1%. Quoting 111.4836 m² for a 1,200 sq ft flat implies a survey that was never done — round to the nearest whole square metre or ten square feet. When ordering material, round up and add the manufacturer's recommended waste allowance rather than trying to hit the exact figure.
Multiplying square feet by 0.3048 instead of 0.09290304 gives an answer 3.28 times too large. If a converted area looks implausibly big, this is almost always why.
Gross, net and usable floor areas differ by 10–25% for the same property. Converting the units does not make two differently-defined areas comparable.
It works, but it doubles the rounding error. Convert the computed area once instead.

1,000 sq ft is 92.9 m². The factor is exactly 0.09290304, which is 0.3048 squared — a consequence of the foot's exact metric definition.
Because area is two-dimensional. A square one metre on a side is 3.28 ft by 3.28 ft, which is 10.76 square feet, not 3.28. Every length factor gets squared when it becomes an area factor.
